Circular saw weapon

Successfully complete the game. Start a new game session with a cleared saved game file and search the Shepherd family's garage to find the circular saw.

Laser pistol

Successfully complete the game with the UFO ending. Start a new game session with a cleared saved game file and look on top of the footlocker in Joshua's room.

Room 301

After Travis attacks Ellie with a chainsaw, search the walls where you jumped an iron fence. You will find the key to Room 301. The room is in the underground area. Inside, you can recover all the weapons you have obtained, as well as get a med pack, health drink, and ammunition.

Unlock all costumes in one playthrough

Save the game before the "Mercy Kill Mom" video sequence and do not overwrite it. Continue until you complete the game. Start a new game and save it as another file. Return to the title screen, then load the saved game file before the "Mercy Kill Mom" video sequence. This time, try to unlock another costume. Complete the game again, then save it as another file. You can overwrite the new saved game file, but never the saved game file before the "Mercy Kill Mom" video sequence. Begin a new game again. Notice that another costume was unlocked. Repeat the process until all of the costumes are unlocked.
