To open the yard gate, win the Mailman Teasing mini-game.
To open the gate to Long Oak Lane, do the missions. One of your
missions eventually will open the gate to Long Oak Lane.
To open the gate to Junkyard Drive, do the same thing as Long
Oak Lane.
To open the gate to Eastern Lane, do your missions. When Ben dies
that gate will open.
To open the gate to get to the meadow from the field, complete
the slider puzzle.
